From the very first moment you speak to our team you are warmly welcomed as a potential landlord partner, because we know that no one person, organisation or authority can #endhomlessness on their own.
We believe that to achieve our goal of helping to end homelessness, communication and working together is key. Which is exactly why our team are so committed to discussing every step of our onboarding process with you, ensuring every question you may have (no matter how little) is answered swiftly and completely. We want you to feel comfortable and at ease throughout your entire landlord partner journey.
Ultimately, we aim to create an environment that supports great communication and ‘Better Partnerships’ from the outset.

Transparency and Openness

We have honest conversations with you at all times during your initial onboarding and throughout your future journey with us as one of our 1500+ landlord partners.
Our professional landlord partnerships, maintenance and compliance teams will use their expertise and experience to help ensure you fully understand what works, what doesn’t and what you may need to do to make it fit. However, we know how frustrating it can be if you are dealing with multiple people so we will always ensure you have a single (named) point of contact – your landlord partnership account manager.
We will be open and transparent at all times, explaining how your property will be used, discussing the positive impact it will have on the lives of those individuals and families in our community who are experiencing homelessness. Overall, our goal is to make the whole experience as seamless, pleasant and hassle free for you as possible – working together to change lives.
As we explore potential properties, finding the right match, in the right area, for the right residents is essential. Whether it’s a vacant apartment or a house with untapped potential, we are actively securing ‘Better Accommodation’ for our residents, and better business for us both.

Your Landlord Journey

Step 1: Contact our experienced Landlord Partnerships Team to find out more about our genuinely hassle free guaranteed rent scheme and receive your free address, demand and indicative rent value check…
Step 2: Arrange a convenient time for one of our local Acquisition Managers to come and view your property, where they will survey its condition and highlight any refurbishment or compliance checks that need to be carried out…
Step 3: Receive your guaranteed rent offer from your individual Landlord Partnership Manager, detailing the terms of our proposal and schedule of any works or other elements that need to be completed prior to commencement…
Step 4: We will take a step back so you can complete the works identified in your guaranteed rent offer, with your Landlord Partnership Manager always on hand if you need to check any technicalities or details…
Step 5: Send us an updated schedule of works and some photos of your works after completion so we can confirm everything looks ok before our local onboarding comes out to do a final inspection…
Step 6: Arrange for an appropriate and certified specialist to complete all the required compliance inspections which were detailed in your guaranteed rent offer and get three sets of keys cut…
Step 7: Time to digitally sign the lease agreement to make things formal and send us your compliance certificates before we arrange to collect the keys and get your guaranteed rent payments loaded into our finance system!

Property Compliance and Legislation

With the scope of property and landlord compliance changing and expanding significantly post-Grenfell we have invested heavily in expanding our team to provide our landlord partners with expert guidance and advice.
Ultimately supporting our commitment to ensure that every property we provide is safe  for the individuals and families who call it home, whilst ensuring that we are all fully meeting our legal obligations as landlords, operators and responsible persons. With our team carrying out a range of compliance checks with you during your onboarding process, ensuring all compliance paperwork is up to date and correct:
  • Gas Safety Certificate
  • Electrical Installation Condition Report (EICR)
  • Fire Alarm and Emergency Lighting Inspection
  • Energy Performance Certificate (EPC)
  • Portable Appliance Test (where appliances are not new)
  • Legionella Risk Assessment
  • Asbestos Survey & Management Plan
  • House of Multiple Occupation (HMO) License
  • Fire Risk Assessment (FRA)
With all of these received (not more than one month old) and with any remedial works confirmed as completed by a competent person, we will get them uploaded onto our system for us to manage going forwards. Our team will then confirm final terms and we can move to arranging for a lease agreement to be signed.

So our team works together with you to discuss any renovations, refurbishments or adaptations that may be required during the onboarding process – working together with you to ensure that the space is not just a roof over our resident’s head but a place to truly call home.
Finally, the property is ready to welcome its new residents. The keys to the door represent more than just access; they offer a chance for individuals and families in our community who have faced #homelessness to rebuild their lives, with ‘Better Support’ and our collective effort to end homelessness which you as a landlord have greatly contributed to.
